Description:

This project was a joint venture development located on the site of the old PJ Walls head office, the premises can be found near Griffith Avenue, Dublin 9. The project consists of 127 apartments in nine blocks varying in height from two to five storeys. Each block stands over a basement car park.

The blocks were built in terraces and placed parallel to the eastern boundary. Bedrooms face eastwards with living spaces facing west towards the common garden.

The terrace has the benefit of the existing banks of trees which were further reinforced with the new planting of semi-mature trees. At right angles to this arrangement a series of blocks are placed at varying lengths which step upwards from three to four to five storeys as they extend eastwards.

The two shortest blocks are stepped from three to four storeys. This range of buildings are accessed on their northern side and have large south facing terraces. A fundamental decision was made to provide virtually all of the parking below ground thus freeing the site to allow the creation of a large landscaped common garden. All residents enter their apartments from the common garden.
