Ziggurat was the first large scale student accommodation provider to enter the Irish market and they did so by purchasing the former Montrose Hotel adjacent to University College Dublin. Their vision was to convert this hotel to upper end student accommodation and they chose Walls Construction to do the works.

This redevelopment was carried out in two phases. Phase 1 provided 196 student accommodation units and included retail and other facilities at ground floor level. The works included the addition of a structural steel 5th floor to the building while completing the internal and external alterations.

Other features included the provision of new fire escapes, a new ground floor entrance, a new party wall at ground floor level to allow for the sub-division of the ground floor, open space/amenity area and hard and soft landscaping. Further developments included a refuse storage area, car and bicycle parking spaces and all associated and ancillary site development works. During the works the demolition of existing structures at the rear of the building and at roof level took place.

Phase 2 involved the extension to the existing building which provided 11 additional accommodation units and 3 retail units.
