Construction Update – March 2025
The proposed development is located at No.1 Adelaide Road, Dublin 2, just north of the Grand Canal. The site is bound to the west by No.5 Harcourt Road ‘WeWork’ and Albert Terrace, to the north by Adelaide Road, to the east by Peter Place and to the south by Albert Place West.
The proposal includes the construction of new structures, as detailed below.
The construction of a new office development (c.20,519m2). The proposed development will range in height from 4-storeys facing Albert Terrace/Albert Place West, through setback floors of 6 and 8-storeys, to a 9 and 10-storey setback level towards the front (Harcourt Road/Adelaide Road end) of the site, giving an upper parapet height of c.41.47m (+ plant).
289 bicycle spaces will be provided (including cargo bike and accessible spaces and 12 visitor spaces.) The proposed development includes all necessary plant, landscaping and ancillary development and site works above and below ground.
Project Duration
The enabling works of site demolition, clearance, hoarding and LUAS line ties relocation has been completed by Hegarty Demolition and there is 4-6 week overlap with Walls.
Commencement Date: Jan 2025
Completion Date: June 2027
Project Duration: 2.5 years
WCL works in the short term will include piling, capping beam, and muck off site. Piling is planned from end of January to April with capping beam construction due to start in March.
All construction traffic will access the site via the southwest gate off Albert Terrace. Site traffic will arrive by Charlemont St, turning off onto Albert Pl W and then entering the site via the Abert Terrace gate. No construction traffic will be permitted to continue past Abert Pl W towards Peter Pl across the LUAS track.
Health, Safety & Environmental
Evercam timelapse cameras has been set up to cover within the site boundary only, and Redwall security managed by Re-Sure is in place. Noise, duct, vibration, and LUAS monitoring systems are all operational and is in use 24/7.
We are registered with the Considerate Constructors Scheme.
Interim site offices have been established at No. 6 Albert Place.
We have applied for permission for a loading bay on Harcourt St and are currently liaising with DCC/Tii and we would hope to have this in place by May 2025.
We will have a few early morning deliveries over the next month or two because of DCC permit restrictions. We hope to erect the 1st Tower Crane in March, and this may involve a Road Closure/Weekend work which we will apply to DCC for the relevant permits for. This will happen on 3 occasions as we erect our 3 Tower Cranes
