About the Project:

The development will consist of 725 apartment units in six blocks up to 14 storeys in height, a crèche, café and foodstore.

There will be 6 apartment buildings sitting over undercroft parking with Blocks 1-3 separated from Blocks 4-6 by a central public open space. The project will run from June 2024 to Mid 2027 with an initial phased handover in late 2026.

Upcoming Events

Friday 25th April, 2025

Works are progressing well with the Watermain connection on the corner of Rathborne Road and Rathborne Boulevard. The infrastructure has now been installed and is currently being tested. We are targeting having the connection complete over the coming days to allow the road to be reinstated by Friday 2nd May. Apologies for any inconvenience caused during this period.

Wednesday 23rd April, 2025

Please be advised to the following changes to this weeks derogations:
Due to an issue arising on site todays derogation (23rd April) has now been postponed to Thursday 24th April.
Fridays derogation (25th April) has now been postponed until the Wednesday 30th April.

Thursday 17th April, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Wednesday 23rd and Friday 25th April. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Thursday 10th April, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Monday 14th and Thursday 17th April. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Wednesday 9th April, 2025

We had a breakdown of a concrete pump this afternoon in the middle of a slab pour. The issue has now been rectified and we are expecting works to be complete by 7pm.
Apologies for any inconvenience caused.

Monday 31st March, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Wednesday 9th and Friday 11th April. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Tuesday 25th March, 2025

In order to complete Watermain connections for the project, connection works will take place week commencing 31st March. This will involve excavating at the intersection of Rathborne Road and Rathborne Boulevard. Full Traffic Management will be in place during these works.

Monday 24th March, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Wednesday 2nd and Friday 4th April. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Wednesday 19th March, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Monday 24th and Wednesday 26th. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Thursday 6th March, 2025

In order to complete ESB connections for Phase 1 of the project, ducting works will be carried out on the 19th March for approx 2 weeks. This will involve excavating along Royal Canal Way to make the connection point on Rathborne Drive. Full Traffic Management will be in place during these works.

Tuesday 4th March, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Wednesday 12th and Friday 14th. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Monday 3rd March, 2025

Please note a derogation has been requested from DCC on Wednesday 5th March to facilitate concrete finishing works. This derogation will allow for works to continue until 11pm.

Thursday 23rd January, 2025

Considering the Status Red alerts for Storm Eowyn coming into effect tomorrow and in accordance with recommendations from the National Emergency Co-ordination Group, we have decided to close all sites and offices effective from close of business this evening, Thursday the 23rd of January. A site inspection will be carried out Friday afternoon once the Status Red Warning has been lifted.
The derogation which was in place for tomorrow 24th January has now been moved to Monday 27th January.

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Monday 27th and Friday 31st. These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Friday 17th January, 2025

In order to facilitate a concrete pours next week, derogations have been requested from DCC for Tuesday 14th and Friday 17th. This derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.
There will be no longer be a derogation in place on Wednesday 15th January as advised earlier in the week.

Wednesday 18th December, 2024

The site will be closed for the Christmas Period from the 20th December to the 1st January (dates inclusive). We will carry out periodic inspections of the site during the holidays, however if you become aware of any issues relating to the site, please contact your relevant building management company.

In order to facilitate a concrete pour, a derogation has been requested from DCC for Monday 16th December. This derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Wednesday 4th December, 2024

In order to facilitate concrete pours, two derogations have been requested from DCC for week commencing 9th December. These derogations have been requested for Monday 9th December & Wednesday 11th December.
These derogations will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

In order to facilitate a concrete pour on the Level 01 slab of Block 05, a derogation has been requested with DCC for Friday 6th December. This derogation will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

In order to facilitate a concrete pour on the Level 01 slab of Block 05, a derogation has been requested with DCC for Thursday the 28th November. This derogation will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

Following a number of concerns raised in relation to out of hours works, WCL investigated this issue. We note that canal clearing is ongoing on the southern side of the site. This is unrelated to the Rathborne Wharf Project and not under our control.

Tuesday 12th November, 2024

In order to facilitate the final concrete pour on the Level 01 slab of Block 04, a derogation has been requested with DCC for Monday the 18th November. This derogation will allow for site works to continue to 23:00 in order to achieve the required finish to the slab.

As part of the CIF Construction Safety Campaign, Dublin Fire Brigade will be on site on the 21st October carrying out rescue demonstrations for the site team.

Wednesday 9th October, 2024

In order to facilitate our first large pour on the Level 01 slab of Block 04, a derogation is in place with DCC for Wednesday 16th October. This derogation will allow for site works to commence at 06:00 and will run to 23:00 in order to achieve the required finish.

Thursday 19th September, 2024

As Piling works on site are now drawing to a close to a close we will be removing this item of plant from site. Walls Construction Limited have a permit in place to allow for removal of plant from site at 6am on Monday 23rd September. Unfortunately, as this as an abnormal load we are unable to deliver to site during normal working hours.

Wednesday 17th September, 2024

Due to a crane breakdown yesterday evening, works were delayed on site and ran over our scheduled work day. We apologise for any inconvenience caused.

Monday 26th August, 2024

Due to unforeseen circumstances the scheduled plant removal from site will no longer take place at 6am on Wednesday 28th August. This has been rescheduled for 11pm on Wednesday 28th August.

Thursday 22nd August, 2024

Walls Construction Limited have a permit in place to allow for removal of plant from site at 6am on Wednesday 28th August. Unfortunately, as this as an abnormal load we are unable to deliver to site during normal working hours.

Please be advised that a water outage will occur in Royal Canal Court on Monday 8th July. Any residents affected by this will receive a letter from DCC / Irish Water by close of business Friday 5th July.
